Commissioning Services
Commissioning Services from Certified Commissioning Agents (CxA)
ColeBreit’s capabilities include managing commissioning projects, preparing commissioning documentation, conducting commissioning activities, coordinating operator training activities, completing warranty phase activities, conducting existing building commissioning (retrofit or recommissioning), and providing other work to support building owners.
Our team of professionals include certified Commissioning Authority (CxA) agents. Coordinated by the AABC Commissioning Group, CxA certification is awarded to professionals who can lead, plan, coordinate, and manage commissioning teams to implement commissioning processes in new and existing buildings. CxA certification is accredited by the American National Standards Institute (ANSI) and is recognized by the Department of Energy’s Better Buildings program.
New Construction, Recommissioning & Retro- Commissioning
The term “commissioning” comes from shipbuilding – a commissioned ship is ready to sail. Commissioning your building means installing and testing all equipment, identifying (and correcting) any problems, training staff, and passing a thorough vetting process to make sure everything is up to applicable standards. Our team of commissioning professionals at ColeBreit are experienced in commissioning new construction, recommissioning, and retrocommissioning.
LEED Fundamental & Enhanced Commissioning
LEED Fundamental Commissioning involves all of the commissioning tasks that are required in order to earn any level of LEED certification. LEED Enhanced Commissioning includes all of the components of LEED Fundamental Commissioning with added support during the design development phase of your project, along with support through the construction and post-construction phases.
ColeBreit has extensive experience managing LEED certified and other energy efficient sustainable design projects. Our team includes LEED Accredited Professionals and we understand the goals of LEED and optimized building performance. ColeBreit founder Laura Breit is an LEED Accredited Professional, our Director of Sustainability Adam Boyd has performed energy analysis for more than 25 LEED certified projects, and our Senior Electrical Designer Michael Nelson is a LEED Accredited Professional (BD+C) and a Green Globes Professional.

Special Inspection Smoke Control: New or altered smoke control systems are required to be tested by a Special Inspector.

Operations and Maintenance Training: O+M training addresses building operations including start-up, shutdown, and maintenance procedures, emergency situations, monitoring, inspections, and environmental regulations. ColeBreit can prepare these O+M manuals and arrange training and certifications as required.

Testing, Adjusting, and Balancing Verification: In commissioning, the testing, adjusting, and balancing (TAB) of HVAC systems ensures they are functioning efficiently and effectively.
